Ownership
Foreign ownership of Condominium Property
In compliance with Thai Law: foreigners may own 49 percent of the aggregate saleable unit space of a condominium building while the remaining 51 percent must be owned by either Thai nationals or Thai Companies.
Buying Under Foreign Ownership
A foreign national may purchase under his own name as long as the 49% has not been exceeded, all you need is a copy of your passport.
Buying Under Thai Corporation
In short, The Thai Corporation owns the Condominium, You (as a Foreigner) own the Corporation.
City Garden has properly formulated Thai Corporations already set up for you as a foreigner can become directors / owners of the company. The company can used for other business transactions, obtaining a business visa and work permit, car finance etc
The Sales Process
Pre-completion payment
A) Reservation: Make a deposit of 50,000 THB.
B) 1st Payment: 15 days after the booking date, 30% (Minus the reservation fee)
C) 2nd Payment: 60 days after the booking date, 20%
D) Final Payment: Made on the day of Transfer, 50%
Note: Conversion to Thai Baht has to be done in Thailand and not before transfer is made into the country. Furthermore, instruction on transfer must state for the purchase of property.
Additional Expenses

Sinking Fund- This payment is THB 600 per sq.m. and is payable upon transfer of title deed. |

B) |
Advanced Juristic Fees- Paid Annually in advance on 40 THB per square meter per month. |
Note: The Juristic Fee or management/maintenance fee is used for general monthly maintenance of the building, common areas, security, pool maintenance, etc.
